General Terms and Conditions

1. Scope of Application

 

These Terms and Conditions apply unless individual agreements have been made.

 

2. Advance Payment of Usage Fees

 

2.1. Due Date and Payment

The usage fee must be paid in advance for the entire rental period. Payment is due upon confirmation of the booking, but no later than before check-in. Payment can be made by credit card, via recognized financial service providers, or by bank transfer. The bank details will be provided to the guest with the booking confirmation.

 

2.2. Type of Contract

The contract concluded between the accommodation provider and the guest is a lodging contract.

 

2.3. Accompanying Guests

Guests accompanying the booking guest are included in the lodging contract in accordance with the principles of a contract for the benefit of third parties. Wherever these Terms and Conditions refer to “guests,” this includes both the booking guest and their accompanying travelers.

 

2.4. Notification of Defects and Rectification

Any defects in the accommodation must be reported in writing without delay. If no defect report is made upon check-in, the guest confirms that the property has been accepted in a contractually compliant condition and agrees to return it in the same condition. This applies in particular to furniture and utensils (e.g. plates, cups, pots). Final cleaning by the guest is not required; however, excessive wear or unusual dirt may be charged separately. In the event of a defect, the accommodation provider has the right to remedy the issue. If rectification occurs within a reasonable time, there is no entitlement to a reduction of the usage fee.

 

2.5. Deviating Arrangements

Individual agreements must be made in writing.

 

2.6. Guest’s Own Terms

The guest’s own terms and conditions shall only apply if they have been expressly agreed upon in writing in advance.

 

2.7. Acceptance of the Terms and Conditions

By making a booking, the guest agrees to these Terms and Conditions.

 

3. Conclusion of Contract

 

3.1. Booking

The lodging contract is concluded when the guest submits an application (booking) which is accepted by the accommodation provider. Acceptance occurs through booking confirmation. The person making the booking must be at least 18 years old. Bookings by unaccompanied minors are not permitted.

 

3.2. Guest Information

The accommodation provider requires valid contact details: full name, address, date of birth, and email address. The number and names of all guests must be registered. For foreign guests, nationality and passport number must also be provided in accordance with Section 30 of the Federal Registration Act (BMG). The registration form must be signed by the person making the booking.

 

3.3. Identity Verification

The accommodation provider is entitled to request a valid identification document.

 

4. Prices and Security Deposits

 

4.1. Obligation to Provide Accommodation

The accommodation provider is obliged to make the booked apartments available and to provide the agreed services.

 

4.2. Check-in Information

The guest must carefully follow the check-in instructions provided (e.g. video guide, access codes). These will be sent on the day of arrival once the room is ready.

 

4.3. Prices

All agreed prices include applicable VAT and city tax.

 

4.4. Price Changes

Price adjustments are possible if the guest requests subsequent changes (e.g. number of guests, length of stay) and the accommodation provider agrees.

 

4.5. Payment Methods

All reservations must be guaranteed or paid via the booking platform used by the guest.

 

4.6. Invoices

Invoices are payable immediately upon receipt without deduction. The guest is in default if payment is not made within three days of the due date. For consumers, this applies only if stated in the invoice.
Default interest:

  • Consumers: 5% above the base interest rate

  • Business customers: 9% above the base interest rate
    A reminder fee of €10 may be charged for each reminder issued after default.

 

5. Security Deposit

 

The accommodation provider is entitled to request a reasonable security deposit upon or after conclusion of the contract. The amount and due date will be displayed before booking. Interim invoices may be issued and immediate payment requested during the stay.

 

6. Cancellation

 

6.1. Form

Cancellations must be made in text form. The date of receipt by the accommodation provider is decisive.

 

6.2. Force Majeure

In cases of force majeure (e.g. storms, personal emergencies), the accommodation provider shall not be liable. Cancellations must be made in accordance with the booking portal’s terms.

 

7. Right of Exclusion (House Ban)

The accommodation provider may terminate the contract without notice and impose a house ban in the event of violations of these Terms and Conditions. If a house ban was already issued before the contract was concluded, the provider may withdraw from the contract. There is no right to refund or compensation.

 

8. Check-in / Check-out

 

8.1. Check-in

Apartments are available from 3:00 p.m. on the day of arrival. Without explicit agreement, the apartment may be reassigned after 3:00 p.m. on the following day.

 

8.2. Check-out

Apartments must be vacated by 10:00 a.m. on the day of departure. Later check-outs require prior agreement. The provider may claim damages for late check-outs.

 

8.3. Food

All food items must be removed upon check-out.

 

9. Inventory

 

9.1. Handover

The apartment is handed over in good condition with complete inventory. Defects must be reported immediately.

 

9.2. Liability

The guest is liable for any damage caused by them to the property or its inventory (e.g. furniture, dishes, flooring).

 

9.3. Use

Inventory must be handled with care and may not be rearranged or removed from the apartment.

 

10. Smoking

 

Smoking is prohibited in all units. Open flames, barbecues, fireworks, candles, hookahs, and vaporizers are not allowed. Violations will result in claims for damages.

 

11. Noise and Parties

 

Quiet hours apply from 10:00 p.m. to 6:00 a.m. Parties and noise disturbances are prohibited. In case of violations, security services may be called and authorized to issue a house ban. Continued violation may result in immediate termination of the contract.

 

12. Guest Liability

 

The guest is also liable for their accompanying travelers. Excessive dirt, damage, or theft may result in cleaning fees or compensation charges. Even slight negligence may trigger liability.

 

13. Fire Safety Systems

 

Tampering with or disabling fire alarms or extinguishing systems is prohibited and will result in charges at least equal to the actual costs incurred.

 

14. Vehicles

 

Parking is at the guest’s own risk. The accommodation provider assumes no liability for vehicles, occupants, or contents.

 

15. Lost Property

 

Lost items are kept for 14 days. After that, they may be donated or disposed of.

 

16. Data Protection

17. Final Provisions

 

German law applies. In case of doubt, the German version shall prevail. Photos and descriptions on the website are for illustrative purposes only. Changes in furnishings are reserved if equivalent.

 

18. Severability Clause

Should any provision be invalid, the validity of the remaining provisions shall remain unaffected. The invalid provision shall be replaced by one that most closely reflects the intended economic purpose.

 

Fee Schedule and Cancellation Policy

 

1. Individual Bookings (1–6 nights)

 

a) Standard Rate

  • Free cancellation is possible until the specified deadline (unless otherwise stated).

  • In case of late cancellation or no-show, 90% of the total stay price may be charged as a cancellation fee.

  • This flat rate already accounts for saved expenses (e.g. cleaning, breakfast, energy) and represents fair compensation for lost revenue, particularly for last-minute cancellations when re-letting is no longer possible.

b) Non-Refundable Rate

  • Bookings under the non-refundable rate are final; free cancellation or rebooking is excluded.

  • In case of cancellation or no-show, the full accommodation cost will be charged.

  • This condition was explicitly accepted at booking and reflected in the discounted price.

c) Trade Fair Periods

  • Free cancellation up to 7 days before arrival.

  • For later cancellations or no-shows, 90% of the total stay price will be charged.

2. Long-Stay Bookings (7–14 nights)

  • Free cancellation: up to 1 day before arrival.

  • Later cancellation/no-show: 90% of the first 3 nights charged.

  • Trade fair periods: free cancellation up to 7 days before arrival; thereafter, 90% of the first 3 nights charged.

  • Early departure: free if notified at least 3 days before the new departure date; otherwise, 90% of the remaining nights (max. 3 nights).

3. Long-Stay Bookings (15–28 nights)

  • Free cancellation: up to 7 days before arrival.

  • Later cancellation/no-show: 90% of the first 7 nights charged.

  • Trade fair periods: free cancellation up to 14 days before arrival; thereafter, 90% of the first 7 nights charged.

  • Early departure: free if notified at least 7 days before the new departure date; otherwise, 90% of the remaining nights (max. 7 nights).

4. Long-Stay Bookings (29+ nights)

  • Free cancellation: up to 7 days before arrival.

  • Later cancellation/no-show: 90% of the first 4 weeks charged.

  • Trade fair periods: free cancellation up to 14 days before arrival; thereafter, 90% of the first 4 weeks charged.

  • Early departure: free if notified at least 7 days before the new departure date; otherwise, 90% of the remaining nights (max. 14 nights).

  • Monthly rates: Bookings at a monthly rate can only be terminated monthly; daily billing is not possible.

5. Group and Allotment Bookings

  • Cancellation up to 45 days before arrival → free of charge.

  • Up to 30 days before arrival → 50% of the room allotment free of charge.

  • Up to 14 days before arrival → 25% of the room allotment free of charge.

  • Up to 7 days before arrival → 10% of the room allotment free of charge.

  • Individual rooms (max. 25% of total booking) may be canceled free of charge until 6:00 p.m. on the day before arrival. Thereafter or in case of no-show: 90% of the first night charged.

Additional Fees

  1. Additional Persons

    • Children up to 12 years in parents’ bed → free of charge

    • Own baby cot → free of charge

    • Extra bed for companions → subject to charge, depending on location

    • Pets (dogs & cats) → subject to charge, depending on location

  2. Excessive Dirt

    • Cleaning fee: €55 due to additional cleaning company costs

  3. Damage / Theft

    • Maintenance service: €55 due to additional caretaker costs

    • Plus replacement or repair costs

  4. Violation of Quiet Hours

    • Security service: €350 due to security company costs

  5. False Alarm / Fire Brigade Call-Out

    • Charged according to actual costs incurred

  6. Lost Key

    • €200 due to replacement and lost revenue during apartment lockout

  7. Smoking in Apartment

    • €200 due to special cleaning and lost revenue during closure

  8. Unauthorized Animals in Apartment

    • €50 due to special cleaning

  9. Unauthorized Over-Occupancy

    • Cost per additional person according to listing

  10. Unauthorized Late Check-out after 12:00 p.m.

    • 100% of the daily rate

  11. Unauthorized Parties

    • Security service: €350 due to intervention costs

    • Plus special cleaning and repair costs
